South Yarmouth is one of the three villages that make up the Town of Yarmouth, MA. Lying on the shores of Nantucket Sound, South Yarmouth is bordered to the west by West Yarmouth, to the east by West Dennis, and to the north by Yarmouth Port. This village of around 11,600 residents is one of the top Cape Cod destinations for its great beaches, boating, fishing, and other family-friendly activities.

Like most Cape Cod communities, South Yarmouth, MA is a historic village where you’ll find beautifully preserved homes, buildings, and structures from the area’s storied past.
One of the village’s defining features is historic Bass River, which separates South Yarmouth from the neighboring town of Dennis. The river opens to Nantucket Sound to the south, and is a popular destination for several water activities, particularly boating.
The home of the prestigious Bass River Marina and Yacht Club, Bass River has several launch ramps where boaters can take off and head into Nantucket Sound, or simply fish and cruise around the area. An estimated 500 boats are docked on the river.
On the South Yarmouth shoreline is Bass River Golf Course, a highly rated golf course built in 1900. Ship Shops Marina, one of the oldest boatyards in Cape Cod, is also found here, along with Bass River Park and several charming shops and restaurants.
Also along the river’s shores is Windmill Beach, which features the landmark Judah Baker Windmill, a historic windmill originally constructed in 1791. At the mouth of the river is Smuggler’s Beach, a large sandy beach perfect for family-friendly activities, including swimming, fishing, boating, and picnicking.
Bass River is also a historic area, and is the site of the South Yarmouth/Bass River Historic District. Listed on the National Register of Historic Places, the district was once a maritime center, and now features homes, buildings, and structures preserved from that era.
The Cultural Center of Cape Cod is also found in the district. Housed in the former Bass River Savings Bank building built just after the Civil War, the Cultural Center hosts a wide range of events, classes, exhibits, and performances, encompassing music, the visual and culinary arts, and more.
From our perspective, the neighborhood located on Parkers River is a mostly residential, boating community situated in the heart of Yarmouth. With a comfortable mix of established year-round and second homes, this area is located South of Route 28 in Gateway Isles, a hidden nook. Gateway Isles abuts the tip of South Shore Road, which follows the shore line of Nantucket Sound.
South Shore Road is home to many motels/hotels, while also being surrounded with small cottages and other larger established residences. Lined with several public and private resident beaches, Parkers River flows south with unobstructed deep water access to Nantucket Sound.
The homes in this area are smaller and more affordable while still being riverfront or having narrow river views and deep water docks. This area is slightly more commercial than homes located on Bass River and is close to great shopping, restaurants, golf, mini-golf, beaches and other local outdoor entertainment.
